Home Watch Services:
“Home Watch” is the visual inspection of a home or property, looking for obvious issues. Frequent inspections will greatly reduce the damage and expense to your investment. Whether you are a snowbird, own a second home, have a vacation property, or live in Florida full-time but travel frequently, we want to be your trusted advocate for you and your property in your absence.
At your first, free consultation, we work with you to develop a customized plan for Home Visits. The goal of the Home Visit is to keep your home and property looking as you left it. We ensure this is the case through weekly or biweekly comprehensive inspections of the exterior and interior of the home, which are documented in time-stamped, GPS-located reports that include photos, emailed directly to you.
We also provide Additional Services, Vendor Management Services, Concierge Services, and Storm Services as your “boots on the ground,” in order to meet the needs of homeowners who must leave their Florida homes unattended. See below for details in each of these areas.
Home Visit Services (aka the “House Check”):
Verify that all doors and windows are properly secure to minimize chance of break-ins.
Inspect from “floor to ceiling” with a high lumen flashlight for evidence of water leaks or damage, and check for visual signs of mold and mildew.
Visual inspection for signs of pest infestation, insects and rodents.
Check that A/C is cooling and that the humidity is at a safe level, resetting the thermostat and humidistat settings if needed.
Perform maintenance to A/C if requested (changing filter, adding bleach or vinegar, monitor for moisture, etc.)
Run faucets, flush toilets, and brush toilets if a brush/cleaner is present
Check that main water valve is turned off after each inspection (unless otherwise requested by client).
Check electric panel for tripped breakers and make sure electric water heater breaker is turned off or in vacation mode.
Visual inspection throughout property including lanai and garage.
Light maintenance, including sweeping front walks, spraying wasp nests, changing smoke detector batteries, etc.
Walk exterior perimeter of single family homes to check pool condition, is your yard being maintained, screening, signs of vandalism, etc.
Pick up mail and bring in any delivered packages
Start vehicles if requested, to keep battery charged
Home Watch Inspection Report completed during each home visit.
IMMEDIATE reporting to Client of any abnormalities found.

Vendor Management:
For planned or unplanned events, we can open up your home for vendors, and we can even help you oversee your projects. If you have a contractor in mind, we will coordinate with them. If you want us to recommend one for you, rest assured, we ONLY use contractors that are licensed, bonded and insured. We can put you in contact with them as well.
Key Holder Services:
We will take that 2:00 AM phone call. We are never too busy to respond and we are always in town and available.

Pre-and-post-storm Services:
We provide services that focus on the challenges of home ownership during the storm season. We know what it is like to be hundreds of miles away during a storm, our goal is to give you peace of mind by providing you service professionals you can rely on, both before and after a storm.
We offer pre-and-post-storm services throughout Manatee and Sarasota Counties in Florida. Before storm season, we use a Storm Services Form, sent to all clients, to make sure your home is ready. We customize our pre storm services to each client based on their needs.
Further, once a storm has passed, we will get to your home as soon as safely possible for a Post-Storm Check. We will perform a visual inspection of both the exterior and interior of your home, and send a post-storm checklist report with photos to keep you informed,. Next, we will take additional steps to mitigate further damage if there is any. And rest assured: we will be there with the contractors you choose as they restore your home
We know the cost, stress, and time associated with the storm season and the toll it takes on a family when a storm passes through.
Maintenance Services:
There is always light maintenance necessary around a home. Smoke detectors needing batteries, burnt-out light bulbs, filters, etc. We will take care of all these tasks and more. In the event a more specialized contractor is required we will advise you so you can let us know how you would like to proceed.
Inspection Reporting
Does your home owners insurance require proof the home has inspected on a regular basis?
Manatee Home Watch uses business management software provided by Home Watch IT. The reports we send you are all professionally produced at the time of your visit, using software that captures the GPS coordinates as well as the time and date that corresponding to the report’s creation. You have infallible evidence that your home was visited should you ever have an insurance claim or other need.
